East Lincoln Park Homes on Burling, Howe, and Orchard St

 The Three Most Expensive Blocks for Homes in Lincoln Park 

The demand for high-end single family homes in Lincoln Park is still strong; in particular, in East Lincoln Park along the 1800 – 1900 blocks of North Burling, Howe, and Orchard Streets, just east of Halsted. Seventeen homes have sold for $5 million or more since 2008, and two homes sold in 2018 for $5,625,000 and $6,788,625.  But these are not record Lincoln Park home prices. In 2010, 1866 North Howe Street sold for $8.5 million and a little over $9 million in 2013, and 1955 North Burling Street sold in 2015 for $13,345,373

 The concentration of Lincoln Park mega-homes on just these three blocks can be attributed to a change in the zoning laws, allowing houses on Burling, Howe, and Orchard Streets to go beyond the norm of 38 feet to 47 feet high, and have a floor-area ratio of 1.7 versus houses west of Halsted that are allowed only 1.2 floor-area ratio. Floor-area ratio is the amount of floor surface allowed in relation to the size of the lot. There are also fewer alleys so, in addition to the added height, the homes can extend into deeper yards. To use one of the Lincoln Park homes that recently sold on Howe Street as an example: it is 8,700 square feet, seven bedrooms, four stories plus a basement. There is an attached three-car garage and, typical for these homes, an elevator.

 As new homes continue to rise, so do the prices. 1821 North Howe Street is under construction on four lots, 9,300 square feet, offered at $7,500,000,  and a custom designed home at 1909 North Orchard Street on a rare 100-foot wide lot, where a  28,000 square foot home is possible, is priced at $15,500,000.
