Luxury home buyers aren’t rookies in the real estate market. They’ve bought property before, and they have developed a taste for quality. In 2016, the housing stock in the U.S. included 7.4 million second homes. The buyers of these homes know what they like, and they aren’t looking to downgrade or compromise.
As the housing market continues to grow and evolve, we see new trends begin to pop up every year. As we inch later into 2019, buyers’ top must-haves for the remainder of this year and for the next are becoming clear. Listed below are the current top wish list items for high-end home buyers.
1. A Smart Floor Plan
Even the homes with the highest square footages shouldn’t use any of their space frivolously. Smart home buyers want to utilize every inch of their homes. Ample closet space with shelving and outdoor space are both considered essentials for many modern buyers. Luxury buyers also want spacious bathrooms with room for all the important amenities without feeling too crowded.
2. Spa-Like Bathrooms
Expanding on the above, there’s a high demand for bathrooms designed to make owners want to spend time in them. Exposed plumbing and invisible shower walls are ways to make a space seem open while giving that expensive feeling that luxury homeowners love. Heated floors and towel warmers are also attractive buying points, as they prevent cold air and floor tiles from shocking residents out of their relaxing bathing sessions.
3. Room for Guests
When entertaining, homeowners want their guests to experience the same luxury living situation that they do on a daily basis. The master bedroom shouldn’t be the only bedroom that receives detailed attention during the designing process—buyers want open concept guest bedrooms with large windows and full bathrooms.
4. High-Tech Kitchens
Kitchens are the 2019 Oscar winners when it comes to luxury homes. With modern lighting fixtures and detailed cabinets, they’re often the focus of the home. Long bars are a must, as are industrial stoves and wine cellars. Luxury buyers also like amenities that come in twos—microwaves, stoves, sinks, et cetera. The more options for multitasking, the better.
5. A Home Office
Even though living in the heart of a city such as Chicago can offer shorter commute times, many professionals are finding more opportunities to work from home. They therefore want homes with an office that will inspire concentration and productivity. Wide windows that allow natural light to enter are attractive features to homebuyers—luxury condos in Chicago demand views that properly complement the rich interior of the home. After all, the city experience is about what you see both indoors and out. Close proximity to a bathroom is also preferred in order to minimize any distractions.
